How to Know When Your Roof Needs a Checkup

They say an ounce of prevention is worth a pound of care, but that doesn’t just apply to your physical health. The same could be said for anything you maintain, including your house and its major systems such as your roof. While there’s no getting around the fact that a roof will eventually need to be replaced, there are many things that can happen over the course of a roof’s lifespan that should be serviced, repaired and maintained. This is especially true in areas prone to severe weather such as the Hampton Roads region.

But how do you know when you should call in a professional roofing contractor? Here are a few things to keep an eye out for to help extend the lifespan of your roof.

Curling, cracking or buckling shingles are a tell-tale sign that your roof needs some attention. You may also notice asphalt granules in your gutters, which have deteriorated from damaged shingles. This doesn’t mean you need an entirely new roofing system! While this type of roof symptom can sometimes be a sign that a roof has reached the end of its serviceable life, it can also be an isolated incident that simply needs to be repaired or patched.

While it may not necessitate a total replacement, shingles that are damaged or worn should be a high priority on your home to-do list. Just a few curling shingles can allow water to penetrate your roof causing leaks, mildew and other interior damage.

Speaking of interior damage, dark spots on your ceiling or walls also signal that it’s time to have a roofing professional come out and inspect. Even if you don’t see a hole or missing or damaged shingles from the outside, the leak may still be the result of a failure in your roofing system such as loose or missing flashing, backed up gutters or damage that simply isn’t visible from the ground.

Dark spots indicate that moisture has penetrated your roof, the sheathing, decking, and potentially attic flooring. These are serious signs that should be attended to as soon as possible by a professional to ensure additional damage does not occur and that harmful mold and mildew do not start to grow.

Moisture in your attic may also be a sign of problems with your roof as well as your insulation. If you find that the insulation, wood, flooring, ductwork or other items in your attic seem damp, it may be caused by a lack of proper ventilation and/or unsatisfactory insulation. But these issues, over time, can also affect the health of your roof by causing water damage to decking from the underside. An ideal attic temperature is close to that of the temperature outside. This prevents condensation, which is often the cause of interior moisture damage. A licensed professional contractor will need to address these issues if you find them.

Of course, sometimes all of these things indicate that a roof has simply reached the end of its lifespan and needs to be replaced. Most modern asphalt shingle roofs have a lifespan of 20-30 years. In the cities of Virginia Beach and Chesapeake and across the Tidewater region, many homes and large neighborhoods were constructed in the 1990’s, making them the age now to need total replacement.

Why You Should Replace Rather than Roof Over Your Existing Roof

If you’ve been in the market for a new roof for your home, you have probably run across the option of roofing over top of your existing roof.

“Roofing over” is a method that leaves the current shingles and roof deck in place, and installs new shingles right over top of the existing ones. Alternatively, reroofing requires removing all existing shingles, doing any necessary repairs or replacement of the roof deck, membrane, and supporting structures beneath, before replacing the shingles with new ones.

Roofing over your roof requires that all the existing shingles are perfectly flat without any curling, that your roof deck be in perfect condition, that there are no leaks or ventilation issues that need addressing, and that the current roofing structure is able to withstand the additional weight of a second layer of shingles. However, if all of these things are true, you may not need a new roof at all. And even if those conditions are in place, a roof over existing roof can appear wavy and uneven. In most cases, a roof over does not make long term sense for homeowners, which is why we do not recommend this to our clients and do not guarantee this type of work.

We should note here that it is possible to roof over certain materials, like membranes that are in decent condition. This is done more often on commercial roofs depending on the core sample, decking, condition of insulation, etc. This type of project is only performed after careful inspection of the flat roof and an analysis and assessment of the materials and decking beneath the membrane.

Roofing over an existing roof is sold to homeowners as a cheaper alternative to replacing their roof. Often times, though, roofing over does not really solve the underlying issues the structure may have and can end up being a more costly option.  If you’re looking into replacing your roof, it’s likely because you’ve noticed leaks here and there, there’s damage to the shingles, shingles are missing or deteriorated or you’re noticing your energy bill is soaring. Putting new shingles overtop of existing ones doesn’t address any of these critical issues on the inside, which means damage may continue to occur. Putting another layer of shingles on top of existing ones that have issues also means it will take more time, money and material to get to and diagnose the problem, and more labor to repair the underlying issues.

Replacing your roof may cost more up front, but the return on investment is higher.

Over the long term, a new roof will look better, last longer, and protect your home better. When you allow a licensed roofing contractor to remove the existing shingles, they can properly assess any other repairs that need to be done to the roof decking, membrane, flashing, structural beams or ventilation systems. Having these issues addressed at that point means the overall lifespan of the roof will be longer. It’s also important to note that some roofing material manufacturers will not warranty a product that is put over existing shingles rather than onto a clean roof deck. While roofing over a roof may be cheaper upfront, the costs of uncovered warranty claims and an overall shorter lifespan don’t pan out in the long run.

Your roof is a major part of your home that you want to look good and function well. When you’re considering your roofing project, consider that your roof literally protects everything in your home beneath it. It’s not the place to cut corners. Before reroofing your home, research roofing contractors in your area, read up on their online reviews and ask around your neighborhood for recommendations. Get quotes from at least two to three reputable companies and research the materials they work with to ensure they are high quality and guaranteed with a manufacturer warranty.

How to know if your roof needs to be repaired or replaced?

Nobody wants to spend more money on a home improvement or repair project than they need to. So if you’re experiencing issues with your home’s roof, you may be exploring the options of repair versus replacement. There are plenty of situations where a simple roof repair is a safe and good option. But keeping long-term costs, appearance and durability in mind is also important in making the best decision. 

How Do You Know if Your Roof Needs Work?

The first step to determining whether your roof needs any sort of work done is by being aware and vigilant about its condition. Particularly in hurricane and storm-prone areas like the Hampton Roads region, it’s important to keep an eye on any possible issues with your roof so that they don’t turn into much bigger issues in the middle of the next big storm. You can do this simply by visually inspecting it on a regular basis. If you clean your own gutters, that’s a perfect time to take a closer look at what’s going on with your shingles, flashing, and sheathing. Otherwise, grab a pair of binoculars and take a peek at your roof every month or so. The other place to inspect regularly is inside your attic. Don’t wait until there’s an actual leak in your home and damage done to your ceilings and walls. Identifying small issues early is the best way to make easy repairs and save money. 

You may need a roof repair or replacement if you identify any of these issues during your inspection: 

  • There are obvious leaks or dark water spots on your ceilings or walls 
  • You are finding water or ice buildup in your attic after a heavy rain or snow
  • You’ve noticed that some shingles look warped or have started curling
  • Shingles are mildewed and/or deteriorating 
  • Shingles are missing from your roof 
  • Flashing is loose or missing

Should You Repair an Older Roof?

The first thing to consider is the age of your roof. Different types of roofing materials are rated for different lifespans. If your roof is nearing the end of its lifespan, it may make more financial sense to have it replaced rather than repaired. Much of the labor cost of roofing goes into the setup – scaffolding, equipment, hauling materials up and down, disposal of old materials – doing that several times over for small repairs can add up to the cost of a new roof fast. 

If your roof is not within a few years of its lifespan, it may make more sense to consider a repair, depending on the size and impact of the damage. Replacing missing shingles or flashing or small roof deck repairs could do the job for a whole lot less. Keep in mind, however, that when replacing shingles, it may be hard or impossible for a roofing contractor to acquire the exact same material, so there may be slight color discrepancies in the new shingles. 

When is the Damage too Big to Repair?

If the damage done to your roof is major, it is probably time for a replacement – regardless of the age of your roof. In the Tidewater Region we see this most often after major storm events. A tree going through a roof, widespread shingle loss and major water damage to roof decking all constitute a full roof replacement. Perhaps the one upside to situations like this is that they may be covered under a homeowners’ insurance policy, which means you should take the greatest advantage of your policy by having as much work done as is covered. 

How Do You Choose a Residential Roofing Contractor?

There are a lot of things to consider when choosing a roofing contractor, but start by getting quotes from two or more companies. If multiple companies agree about whether a roof should be repaired or replaced you will be able to put your mind more at ease about your decision. If two companies disagree about the solution, bring in a third or fourth estimate for a consensus. Regardless of how many companies you call, make sure every one of them is licensed and insured. Read their reviews online and research their listing on the Better Business Bureau. Do your homework, ask around your neighborhood and see which companies have the best reputations. The cheapest option is not always the best and often in roofing, you get what you pay for.
