Key Considerations for Homeowners When Choosing a Roofing Contractor

When you know it’s time for a new roof, the most critical decision you’ll need to make isn’t the style or color of your roof’s new materials, it’s who you choose to do the work. No material, regardless of its cost, warranty, or visual appeal, is worth anything if not installed by a competent professional. In fact, a poorly or incorrectly installed roof can lead to serious damage as well as a void in the warranty of your roof’s materials. To ensure your home is protected and beautiful for many years to come, you should carefully evaluate and consider several factors when selecting the roofing company who will do the work.

Credentials and Licensing:

Before even requesting an estimate from a roofing company, verify that they are licensed and insured. A valid license ensures that the contractor meets the necessary standards and regulations in your state. Insurance is crucial to protect both the homeowner and the contractor in case of accidents or damages during the project. Without it, a worker injured on your property during the installation may become your liability.

Experience and Reputation:

As you begin your search for a reputable company, start with your neighbors whose homes you know are well maintained. Ask who they’ve used or who they would recommend. Check online reviews, testimonials, or ask for references to gauge the contractor’s reputation. A reliable contractor should be willing to provide references from previous clients or point you to public places online with positive reviews and feedback from customers. You may also want to ask each company how long they’ve been in business, how many projects they’ve completed, and how long their employees have been on staff.

Locally Owned and Operated:

Always try to look for a local roofing contractor with an established presence in your community. Local contractors are more familiar with local building codes, weather conditions, common issues and can provide better post-installation and warranty claim support. In addition, you’ll also be helping to support small businesses in your region, bolstering the local economy.

Material Options:

Inquire about the types of roofing materials the contractor uses. A reputable contractor will offer a variety of high-quality materials and be knowledgeable about the pros and cons of each as well as their individual warranty options and how they perform in your specific region. Don’t be afraid to ask how many projects they’ve completed with the specific materials you are interested in.

Contracts and Communication:

Before moving forward with any company, make sure they provide a detailed, written contract that outlines all aspects of the project – from materials to timeline and of course costs. Read this contract carefully, ask questions and get clarity on any uncertainties before work begins. At this point, you will likely be able to tell how well the company and your project manager are at communication. It’s critical that they keep you in the loop, are responsive to your questions and concerns, and can explain each part of the process clearly. Talk to them about your preferred methods of communication and your daily availability and expectations up front to avoid misunderstanding during the project.

How to Pay for a New Roof

Reroofing your home is a major investment, and it’s not always one you were expecting or planning for. This can make it difficult to pay for a roof replacement out of pocket. So how are you supposed to fund a new roof without draining your bank account? Here are a few options that may be available to you.

Insurance Claims

If your roof was damaged during a storm or other catastrophic event, the replacement of it, or the repair costs, may be covered by your homeowners’ insurance. The amount that may be paid out and the process through which you receive this money is different from policy to policy. It’s a good idea to review your homeowners’ policy every year or so to make sure it is still providing the coverage you believe your home may need. For instance, in areas like Hampton Roads, it’s a good idea to make sure you have hurricane, high wind and flood coverage in your policy.

At Andrews Roofing, we work closely with our clients who are going through an insurance claim for roof repair or replacement, providing any necessary paperwork or information they may need to ensure their claims are accurate and paid accordingly.

Home Improvement Financing

If you are replacing your roof because your current roof has reached the end of its life span, you can expect to be paying for it in full on your own. This can be daunting, as new roofs are one of the largest home improvement investments you may make. Fortunately, there are home improvement financing options available. At Andrews Roofing, we work with GreenSky® financing, which offers a variety of different financing options to consumers. They offer financing up to 120 months with fixed rates as low as  9.99%. They also offer 12 month no interest, no payments options for those who qualify.

Applications may be done online quickly and easily, and once you are approved you are provided with a 16-digit account number, which you can then use like a credit card to make payments for the work being done. You have four months after you are approved to make your qualified purchases to the approved merchant, so it’s best to wait to apply until the project is ready to begin.

Home Equity Loan

Depending on the amount of equity you have in your home, another financing option may be to go through a bank or credit union for a home equity loan. The housing market and interest rates are in a great place for homeowners to take advantage of the equity they have in their home in order to make improvements on it. If you know your roof is reaching the end of its lifespan, you may consider taking out a home equity loan to replace it before there are leaks that may cause damage to the interior of your home.

A new roof can also increase your home’s value and make it more appealing to potential buyers if you’re considering moving any time soon. Home equity loans generally do not have strict rules about how long you have to use the money or what exactly it needs to be used for, so if you’re considering doing multiple projects around your house, or you just aren’t sure when you want to begin the work, a home equity loan may be a more flexible option for you.

Manufacturer Warranties

Most material manufacturers have a warranty of some length on their products, provided they are installed correctly by a licensed contractor. If your roof is still within its expected lifespan and warranty period, but you have experienced leaks or other damage, the repairs or replacement may be covered by your warranty. Even if you didn’t have the roof installed yourself, there may still be a transferred warranty from the person who did have it installed.

The best way to determine if the damage or leaks you’re experiencing are caused by the materials is to have a licensed roofing contractor come and inspect your roof. In addition to identifying the cause of the damage, they can also identify the materials that were used so that you can reach out to the manufacturer about a potential warranty. Keep in mind, however, that you will likely need to provide some sort of proof of the installation being completed by a qualified contractor and paperwork showing that the materials were purchased for that purpose.

Manufacturer Spotlight: CertainTeed Shingles

Andrews Roofing can supply products from any manufacturer a customer desires. However, based on our extensive experience with roofing products, there are certain ones we recommend. One of those products is the Landmark® line of CertainTeed asphalt shingles. Please note that product availability industry-wide has varied greatly between manufacturers including CertainTeed.

The quality of the products we install is the most critical factor in our recommendations, however, we also have to balance that with budget and variety. CertainTeed asphalt shingles check all of these boxes, which is why they are one of the most popular materials we install.

The Landmark® line of shingles is made with a dual-layer design that creates the visual dimension to mimic true wood shake. These shingles are heavy weight and come in a wide variety of colors. In our residential roofing portfolio, you can see many homes that have been reroofed using the Landmark® shingles, and get a feel for how varied the colors and styles can be. Of course, CertainTeed manufactures many home building products, so homeowners who are building new construction or doing a major exterior renovation can coordinate their roofing materials with CertainTeed trim, siding, decking, fencing and more.

One of the things we appreciate about the Landmark® product is the attention they’ve given to the installation process. Their proprietary design provides a nailing area that is three times wider than a typical laminate shingle, which increases the efficiency and accuracy of installation. The shingles are also made with a specially formulated adhesive that is resistant to delamination, giving these products longevity and durability.

Roofs in Hampton Roads are apt to staining thanks to our hot, humid weather that fosters mildew and algae growth. To combat this, CertainTeed uses a technology on their shingles that repels algae with a granular blend of algae-resistant copper. This means your roof maintains its curb appeal and is less susceptible to deterioration caused by organic material that could otherwise cling to an asphalt shingle.

Finally, we appreciate a manufacturer who stands behind their product. Certainteed products come with a lifetime, limited transferable warranty. This includes a 10-year SureStart™ warranty (100% replacement and labor costs due to manufacturing defects), a 10-year StreakFighter® warranty against streaking and discoloration caused by airborne algae and a 15-year, 110 mph wind-resistance warranty. Customers can also choose to upgrade their wind warranty to 130 mph. This option is especially important for our customers along the oceanfront of Virginia Beach when hurricanes move into the region. It’s also important to keep in mind that manufacturer warranties are only valid if they are installed correctly by a licensed roofing contractor.

If you live in the Tidewater region, are ready to reroof your home, and need help choosing the right product for you, please contact Andrews Roofing. We’d be happy to discuss all the available options with you and help you make an informed decision based on our decades of experience in the roofing industry.

What to Look for in a Residential Roofing Contractor

Your roof is obviously a critical component of your home’s structure, and having a new roof installed is a major investment. Even small roofing repairs are important to the integrity of your home. That’s why choosing a roofing contractor shouldn’t be a decision that is taken lightly.

You Get What You Pay For

This is the first thing to keep in mind. It’s typical and understandable of homeowners to be looking for the best price, but be wary of an estimate that is significantly lower than what you’ve researched or than what other contractors have quoted you. As with most things, you get what you pay for with roofing, and a cheap job equals cheap materials, inexperienced labor, bad project management or nonexistent customer service. Your roof is an investment and if you invest in quality, it will likely be the only time you’ll ever need to do it.

Licensed and Insured

We cannot stress how important it is to ensure that your roofing contractor is licensed and insured. There’s a reason you aren’t going to try to tackle reroofing your home yourself and that’s because it can be a dangerous job. Reputable roofing companies will not only have the proper safety equipment, tools and training, they’ll also have insurance on all their employees in case anyone is hurt on the job. They will be licensed and will be able to provide proof of this. They will also file for all appropriate permits required in your city or county. If these things aren’t handled properly by the roofing company, you could be held liable for injuries or work that isn’t to code.

Get It in Writing

When having any work done other than smaller service-related repairs, make sure that everything about your roofing job is put in writing in a contract agreement. This includes price, timeline, warranties or guarantees, materials, safety procedures and liability, clean up methods, and financing terms if applicable.  Having a well-written contract protects both you and the contractor and assures that everyone is on the same page about the project.

Warranties and Guarantees

When having a new roof installed, there should be warranties for the materials themselves. Product manufacturers, depending on the type and grade of roofing materials selected, will provide a limited warranty anywhere from one year to a lifetime. Make sure the roofing company you engage goes over the warranties for the materials you choose in detail. However, a reputable roofing contractor will also offer a guarantee on their own work. At Andrews Roofing we provide our clients with a workmanship warranty for up to ten years on new installations.

Reputation is Key

Do your research on the companies from whom you’re getting quotes. Look at their website, review sites and ask around your neighborhood. Has the company been in business for awhile? While all businesses have to start somewhere, it is ideal to hire a company that has been working in your area for long enough to have earned a good reputation.

Locally Owned

A locally-owned company is also a plus, as they will know the issues and best practices for your specific location. In Hampton Roads, it’s critical to engage a roofing company that understands the issues that can arise from hurricanes, nor’easters, humidity and salt air. A local company can provide the best advice for your specific situation, but they will also be working hard to maintain and uphold their local reputation. This is their community also, after all.
