Wind Driven Rain

A storm is about to blow through. High winds and heavy rains have been reported and begin to pound your neighborhood. During the storm, you notice a damp spot forming on your ceiling. Although there was a calmer rain a few days ago, this particular storm has caused a leak to appear in your ceiling. Why now?

Wind driven rain on roof)020415

Often, customers will contact our office to report leaks that have manifested themselves after a storm with wind driven, or driving, rains. We hear that an area of the roof or ceiling leaks, but not consistently with every rain.

Rain that has been propelled by wind, often blowing horizontally, can create water intrusion in ways that may not have been possible if wind was not in the equation.

Wind driven rain can make its way past not only shingles, but flashing, chimneys, skylights, siding, windows, walls, corner boards and dormers.

Having a qualified roofer to evaluate your roof and provide routine maintenance is the best preventive measure. If your property does sustain damage from wind driven rain, be sure to have the repairs done soon after the damage. The longer storm damage remains without repair, the greater the risk for more extensive damages caused by rotten wood, mold, and water damage. Your wallet will thank you.

Warning Signs: How to Avoid a Roof Collapse

Having your roof collapse can be an unexpected nightmare.

A collapse can happen during any time of the year, but with the weight of heavy snowfall in recent years, it is best to make sure your roof is in good condition to withstand the elements.

Snow Covered Roof_011615

Snow-related collapses can be caused by heavy amounts of snow accumulation on any type of roofing. One cubic foot of dry snow weighs approximately 6 to 8 pounds, while packed snow and/or ice can weigh even more. Other forms of precipitation can compound the problem if moisture from rain or sleet has been absorbed into the roof.

Flat roofs and lower sloped roofs tend to be at greater risk because they will accumulate larger amounts of precipitation.

Major warning signs should be addressed immediately by contacting your local roofer. Those signs include:

  • Sagging sections of exterior shingles or interior ceiling.
  • Severe/repeated leakage
  • Cracks in the exterior masonry
  • Bends, ripples or deformities in the roof supports, framing or structure
  • Sprinkler heads that have dropped below ceiling tiles
  • Doors or windows that are difficult to open or pop open on their own
  • Bent or bowed utility pipes or conduits at ceiling

Should you notice any of these conditions, contact Andrews Roofing for a free consultation with one of our estimators. We have a 24 hour answering service that can receive emergency calls and allow us to dispatch repair teams.

Regular maintenance and inspection of your roof will help you identify any type of roof damage and prevent a collapse if fixed in a timely manner. Some preventative maintenance tips include:

  • Removing debris, mold and algae accumulation, which can hold moisture
  • Keep drains, gutters and downspouts clear of leaves, dirt and debris so that drains can flow freely
  • Have roof problems repaired when they are discovered to prevent any further damage.
  • Remove any excessive amounts of snow from the roof (consider hiring a professional).

Understanding the Workmanship Warranty for your Residential Shingle Roof Replacement

The job is done, the crew has cleaned up and left, and the newly installed roof is beautiful. Now that the job is complete, it is important to understand how you will protect your new asset.

WARRANTY

At Andrews Roofing, we stand behind our work. We pledge to give our customers a quality product that is installed correctly and will perform for the expected life of the roof. This does not mean that the roof may not need regular maintenance throughout its usable life. Just like a vehicle needs a tune-up, oil change or inspection, your roof needs regular maintenance and upkeep to maximize its lifespan.

We know that our customers want and deserve reassurance that the roof will perform after installation, so once the job is closed out, we issue a closing package for the roof, which includes the material warranty.

The workmanship warranty states that from the date of installation for a set number of years, (typically 10 years), there will not be any leaks caused from original application errors of any approved roofing materials provided and installed by our company. We will repair, at no cost to the customer, any leaks which are deemed to be caused by our workmanship.

The warranty is limited to roof repairs only and does not cover any damages to the property that are caused by acts of God. This means that forces such as tornadoes, hurricanes, hail, lightning, earthquakes and the like that are outside of Andrews Roofing’s control are not covered.

Material failure is another issue that is not covered under the workmanship warranty, although it IS covered by the manufacturer’s warranty that is delivered within the closing package.

If you have any questions about your workmanship warranty, please feel free to speak with one of our estimates before, during or after your purchase.

***NOTE: Andrews Roofing provides workmanship warranties for other roofing systems, but this blog specifically addresses the coverage available to our shingle reroof customers.
