Roof Warranties: What Is Covered?

Roof purchases are crucial investments for your home or business. If you invest in a roof, you’re going to want to put money into a warranty. Before making the purchase, be in the know about what types of warranties are available as well as what is covered through the warranties.

Installation Only

The installation only warranty covers roof defects. These defects have to be due to improper installation.

Labor Only

Labor only covers the labor costs. This warranty does not cover materials. It’s important that you have a clear idea of what’s covered under a labor only policy.

Materials Only

Material only warranties are a guarantee that your roof holds up to specified roofing defects. They do not protect against roof damage if there is a faulty installation or if you do not maintain your roof.

System Warranty

System warranties cover labor cost and materials. The roof manufacturers offer these warranties and they may protect you in the case of an installation failure. However, they will not cover you if your damage arises from lack of maintenance.

Manufacturer’s Warranty

Manufacturer’s warranties can cover material, labor and system warranties. These warranties last for about 10 to 30 years. These warranties will not protect your roof from all damages, but they are a safeguard against roof damages to non-manufacturer provided components of the roof. Of course, not all warranties are the same. You need to understand precisely what goes into your warranty.

When you purchase a new roof, you need to pay close attention to the warranty options that are important to you. After all, to invest in a roof is a big deal. These are expensive investments that should last you a long time. It’s crucial that you have a warranty in case anything goes wrong. Understanding the Workmanship Warranty for your Residential Shingle Roof Replacement

The job is done, the crew has cleaned up and left, and the newly installed roof is beautiful. Now that the job is complete, it is important to understand how you will protect your new asset.

WARRANTY

At Andrews Roofing, we stand behind our work. We pledge to give our customers a quality product that is installed correctly and will perform for the expected life of the roof. This does not mean that the roof may not need regular maintenance throughout its usable life. Just like a vehicle needs a tune-up, oil change or inspection, your roof needs regular maintenance and upkeep to maximize its lifespan.

We know that our customers want and deserve reassurance that the roof will perform after installation, so once the job is closed out, we issue a closing package for the roof, which includes the material warranty.

The workmanship warranty states that from the date of installation for a set number of years, (typically 10 years), there will not be any leaks caused from original application errors of any approved roofing materials provided and installed by our company. We will repair, at no cost to the customer, any leaks which are deemed to be caused by our workmanship.

The warranty is limited to roof repairs only and does not cover any damages to the property that are caused by acts of God. This means that forces such as tornadoes, hurricanes, hail, lightning, earthquakes and the like that are outside of Andrews Roofing’s control are not covered.

Material failure is another issue that is not covered under the workmanship warranty, although it IS covered by the manufacturer’s warranty that is delivered within the closing package.

The Best Warranty: Single-ply Membrane Roof Warranty

The best warranty in the construction industry is a single-ply membrane roof warranty (TPO or thermopolyolefin  , E.P.D.M., P.V.C., Modified Bitumen).

Firestone Building Products is leading in this area with their “edge to edge” roof warranty which covers all the roofing accessory products installed (membrane, roof insulation such as poly – iso board, fasteners, flashings, metal drip edge or coping or gravel stop, etc. These are on commercial flat or low slope roofs with positive drainage.

Of course one can get just a material or a membrane only warranty, ( residential or commercial) accompanied by the roofing contractor’s labor warranty, but I am speaking of a workmanship (labor) and material warranty by a multi-billion dollar company. Firestone even inspects the roof to be sure it is installed as per their specifications. A contractor must be certified by them to obtain one of these warranties which means you are sure you have picked a good roofer.  Any roofer can get a material warranty.  Only the best are Firestone certified.

These warranties are non pro-rated, have a no dollar limit, and are available in duration of 5, 10, 15. 20, 25 and 30 year increments. Yes, they can guaranty a roof against leaks and other defects for 30 years! They do this because they know their roof system will perform and last.

You know what non pro-rated means. No dollar limit means that 29 years from now, on a 30 year roof, inflation doesn’t matter. If a repair costs 20 times more than it does now, they still have to provide material and labor to do it. And most of the time these warranty repairs are made in just a few days because we make them for Firestone and Genflex Roofing Systems and they pay us to do so.

I would say that these roof system warranties may even be the best in any industry and not just in roofing or construction. Can you get one like it on a car or a microwave oven? Nope. I don’t think so.
